GERMAIN RESIDENCE - WHOLE HOUSE RENOVATION

If there was a challenge to be faced, this project hit it head on. From being situated on less than .25 acres with nearly 1/3 of the property steeply sloping toward the York River, to fronting a very narrow street, to existing well and septic locations to Zoning conflicts and RPA (resource protection area) constraints. After a year of meticulous planning and meetings with zoning and environmental departments we were able to achieve accomodating everything on the clients' wish list.

 

BEFORE

The 1960's cinderblock home included 2 bedrooms, 2 full baths (neither of which served as a master suite), the kitchen was cramped as it also house the washer and dryer, the apartment sized living room lacked views of the river, a former porch area had been enclosed and converted to a dining space with sliding glass doors that landed "nowhere" and there was a waterfront deck that was a blazing inferno on summer days.

AFTER

Curbside we extended the home toward the street to include a formal entry and an attached 2 car garage. To the right and detached from the home is a roomy, conditioned, workshop (with a half bath).Wishing to make the exterior as "maintenance free" as possible, the clients selected a combination of vinyl siding products: Carolina-beaded, horizontal lap in "Scottish Thistle" and rough hewn vinyl shakes in "Lakeside". The front stoop features Timber Tek composite decking and a vinyl railing.

AFTER

The new kitchen remained within the same footprint of the former kitchen space however functionality was drastically improved by relocation of the fridge (formerly a pantry space), moving the washer and dryer to a designated mud/utility room, incorporating a bank of floor to ceiling cabinets for additional storage and a new 4'-0x8'-0 island which houses a wine cooler, the microwave and which provides seating for 6. Custom cabinetry - built by the amazing staff at Colonial Kitchens in Yorktown.

BEFORE: DINING AREA & FULL BATH

AFTER

A former porch space had been converted to living space that served as a dining area and included a full bath. This area of the home was completely removed, the footprint extended 7-1/2 feet toward the left side property line and 4 feet toward the water. It now provides space for the mud/utility room, a small hallway and a master suite featuring a tray ceiling, an incredible master bathroom with radiant heat floors, glass enclosed, subway-glass tiled shower run in a vertical orientation to create a rain effect with niches and a bench, a double vanity and a walk-in closet. A unique dormer feature was incorporated above the master bath to provide much needed natural lighting without invading the clients' privacy.

ADDITIONAL SPACES

(New Construction and Renovation)

 

A new sitting area located off of the newly expanded great-room provides expansive views of the York River and one of the former bedrooms received two additional window openings to expand its river views and two closets flanking a built-in entertainment center with storage below.
