1893 AMERICAN FOURSQUARE: 2020 HAYES ROAD - MAJOR WHOLE HOUSE RENOVATION & ADDITION

If these walls could speak, what stories they would tell! Desiring to do a private "flip", Melisa and Ray stumbled across the FOR SALE ad of this 1893 American Foursquare in the local paper back in 2010. As soon as they pulled into the driveway it was love at first sight. Little did even these trained professionals know that this purchase would take them on a journey they will never forget.

 

Originally the plan was to demo a wall or two to open up circulation between those spaces, refinish the original hardwood floors, update the kitchen, tackle several "leaky roof" damaged ceilings on the second floor, add a true master suite and freshen up the exterior... but once they began demoing they discovered extensively deteriorating old cast iron plumbing, frightening electrical work (it is a wonder the house did not burn down), a rear addition that had water pouring into the lights in the ceiling, an almost completely rotted out bay window hidden by the plaster walls and a kitchen that had sunk 1-1/2" lower than the rest of the home.

 

What was meant to be a 6 month flip, became a project sustained by heart, blood, sweat and yes, a few tears, over the course of nearly every weekend for 3-1/2 years while they sustained their regular business. We should add that they had tremendous support from their lender, Xenith (formerly Colonial Virginia Bank.) While Ray and Melisa could have ran, they hunkered down and did everything they could to perserve and enhance the charm of this home and prepare her rightfully, for another 120 years of glory.

BEFORE: The dining room was in dire need of TLC. The cast iron pipes from the upstairs bathroom ran across the ceiling and down one of the walls and had been leaking for a very, long time.

AFTER: We gutted the space down to the studs, reframed how the bay window roof ties into the addition roof, installed exterior wall insulation, all new pvc plumning, all new electrical, vinyl low-E argon gas  filled windows, tore off the w/d utility addition off of this space, incorporated another window, a new exterior door, new interior trim and refinished the hardwood floors.

BEFORE: The kitchen had a lot of wasted space, was only accessible from the dining room and had dropped 1-1/2" in floor height due to rotting/insect damaged floor joists.

 

AFTER: We gutted the space down to the studs, opened up a second entry from the LR (where the corner pantry used to be), jacked up the foundation, reframed the floor infront of the sink, installed exterior wall instulation, new plumbing and electrical, new drywall and masonry board, new cabinetry, new stainless appliances, black granite countertops, a side entry door where the window used to be, a new window and a new, beautiful slate, tile floor.

BEFORE: Dark, dingy and cramped, the existing master suite consisted of a 10x12 bedroom space and a bathroom the size of a guest bath.

 

AFTER: What was formerly the master bath, become a half bath in the hallway, a portion of the former master suite became an office space and a new, expansive MBR with a walk in closet and roomier full bath was constructed.

A new sitting area located off of the newly expanded great-room provides expansive views of the York River and one of the former bedrooms received two additional window openings to expand its river views and two closets flanking a built-in entertainment center with storage below.

NEW: ARTIST'S STUDIO & GALLERY

Skip is a self-taught artist who began selling his works to the public in early 2000.  He has created private commissions for several individuals and businesses and often has his work featured in galleries across the Peninsula. 

One of the driving forces behind his addition, was the dire need for a designated studio and gallery space in his home. The house is north facing on the waterside, which is the reason that a very large, custom skylight was incorporated into the space; providing ideal indirect, natural lighting. We are told there's been a lot of stargazing and bird watching in this space too!
